You can't be everywhere, all the time so hire me to be your eyes and ears on the job-site so you may spend your valuable time being more productive while still knowing who showed up and what was accomplished on the job-site today. A typical visit at your site will occur at a random time and day so as to maximize reliable information. The visit will include my physical presence for a minimum of 60 minutes, and the observation and reporting of the following: Weather conditions My arrival and departure time General job site ground conditions Condition of the adjacent street Trades present and number of employees for each If after hours or weekend what is the security of structure General work atmosphere Job cleanliness General job safety practices Building permit visible from street (if applicable) Building address visible from the street Multiple pictures taken in multiple areas Other misc observations
All the information gathered will be emailed to you with any necessary pictures by the end of business that day. Thing I cannot be responsible for. Accepting of deliveries Transporting of receipts, time cards, money or checks, etc. Be a referee in any dispute, other than to report what I observed Securing of premises, other than locking a door or window with existing equipment Insurance of any kind
I base my fee on a typical construction time table of 42 calendar days, or 6 weeks. If you contract with me to visit the site 3x a week, that will be approximately +/- 18 visits. I try to schedule my visits at different days and times as to get a true and honest evaluation of what is going on at the site. The level you contract for is the level you are responsible for paying. Fee schedule is as follows: 3x a week visit for no more than 45 calendar days..........................................................$ 2,000.00 4x a week visit for no more than 45 calendar days..........................................................$ 3,000.00 5x a week visit for no more than 45 calendar days..........................................................$ 4,000.00 50% of the final amount is due upon signing of the contract with an additional 25% due at the 30 day mark or 75% job completion whichever is sooner and the final 25% is due on day 42 or 100% substantial job completion.

I am an independent contractor and as such you do not pay SS, Medicare, Unemployment, Health Benefits, or Vacation Pay, etc. I am the affordable solution to keeping your project running on time and on budget. - Coordination of all phases of construction

- Exchange methods of contact with all trades
- Acceptance of general deliveries, other than trade specific
- Scheduling of inspections, and walk through with inspectors (when possible)
- Ordering of all materials, to office or direct to suppliers
- Once a month walk through with clients
- Attendance at meeting with designers/clients
- Quality Control
- Final walk through with clients

Full Service Fee Schedule- For Jobs 50k to 75k fee is 6% of construction cost*
- For Jobs 75k to 125k fee is 5% of construction cost*
- For Jobs 125k to 200k fee is 4.5% of construction cost*
- For Jobs 200k to 500k fee is 4.25% of construction cost*
- For Jobs 500k and up fee is 4% of construction cost *
*Construction cost is defined as all costs associated with the building of the structure minus raw land cost. All demolition, site-work, permits, plans, temporary structures, and clean up will be included. As a full service Project Manager interaction with everyone associated with the construction of the project is necessary for the satisfactory completion of the project. All fees are based on a job schedule of 120 calendar days (4 months). Jobs that run over that time by more than 5 days (grace period) will be billed an additional 1% of construction costs per month, dating back to day 120. If for example the original construction schedule projects 120 days and I complete the project in 105 days there will be no refund due to the original contract price.
